🏘 How's the Real Estate Market in the OKC Metro?
Summer is one of the busiest seasons in real estate, which makes it a great time to check in and keep an eye on what's happening here in the OKC Metro market.
This time of year brings prime house-showing weather, a break in the school year, buyers looking to move before the fall, and sellers benefiting from increased buyer traffic. In turn, we tend to see more activity happening in the local real estate market during this season.
So if you're a homeowner thinking of selling, a buyer making a move, or simply curious about local trends, this is for you. Here's a quick look at what’s happening in the Yukon market right now -
|
|
🏡 Number of Homes Currently for Sale: 551 Homes
💵 Median Listing Home Price: $280,000
🏘 Median Days on Market: 22 Days
🗝 Sale-to-list price ratio: (or the difference between the final purchase price & original asking price) .5%
|
So we're seeing activity in the market, but keep in mind there is more competition for both buyers and sellers right now. More listings are hitting the market, and more buyers are making a move at this prime time of year.
So if you're thinking about buying or selling I have two valuable resources you'll find so helpful ⤵️

🥂🍽 When I say "Let's Do Brunch," this is where we're going...
Summer weekends were made for delicious dining, meetups with loved ones, and discovering new local spots. So nothing says 'a weekend well spent' quite like a great local brunch.
Whether you're celebrating something special, catching up with friends, or just looking for a new local favorite, I'd recommend -
📍 NEIGHBORHOOD JAM IN YUKON
It's located 739 N Czech Hall Road, Suite 102, and you have to try the Hot Jam Biscuit when you go!
Because trying out new places is one of my favorite ways to enjoy and support our local community. So if you have a favorite go-to brunch spot I have to try, please let me know! I'm always on the lookout for top local spots and would love to hear your recs, too.

☀️ Make Sure Your Home Stays Cool This Summer -
Before the summer heat really kicks in, it’s a good idea to make sure your AC is running as efficiently as possible. A few simple steps now can help keep your home comfortable, lower your energy bills, and avoid any last-minute surprises when the temps rise.
Here’s a quick checklist to get your home and AC unit summer-ready:
|
|
🔁 Swap the filter Changing your air filter is one of the easiest ways to help your system run smoothly. A clean filter means better air flow and less strain on your AC.
🧼 Dust off your vents Take a moment to wipe down your vents as dust and debris can build up and block airflow over time.
|
🔓 Open up all the vents Some vents may have been closed during the colder months. Walk through your home and double-check that everything’s open and ready for full airflow.
🌿 Clear around your outdoor unit Make sure there’s about 2–3 feet of open space around your outside unit. Clear away any leaves, weeds, or overgrown plants that might be crowding it.
🌡️ Check your thermostat Make sure your thermostat is running smoothly and correctly. If it hasn’t been updated in a while, now’s a great time to consider a smart upgrade. Many models help you cool your home more efficiently and can even help save money on energy bills.
🛠️ Schedule your yearly checkup An annual professional inspection can help catch small issues before they become big ones and keep your system in tip-top shape all summer long.
