📍 3 real questions I've been asked about in the OKC Metro real estate lately...and my honest answers

Q: I saw in the news that rates have come down a bit. Should I just wait for them to keep falling?
A: Rates have dipped slightly recently, which is great, but don’t hold your breath for that historically low 3% rate anytime soon. As of August 28th we're seeing rates at 6.6% for a 30-year fixed-rate mortgage.

It's smart to focus on locking in a rate you're comfortable with now that makes sense for you financially. You'll benefit from your home increasing in value over time, and if rates ever do decrease, you have the option of refinancing later.

Q: Are homes taking longer to sell now or sitting on the market without selling?
A: If we compare today's market to the hot seller's markets of a few years back, then many homes on average are taking longer to sell. However, that doesn't tell the whole story.
|
In the OKC Metro, homes go under contract in around 34-40 days which reflects a more normal pace than the lightning-fast sales of recent years. When listings don’t sell, it’s often because they're priced too high, the price doesn't reflect the condition, or there isn't a modern marketing strategy promoting the home.

Q: What's going on with the market in the OKC Metro?
A: Right now, the median listing price in August is about $300,000, which is stable compared to last year. The median sold price is close at $278,000, and the average price per square foot is sitting around $168.
|
So what does that mean? The market has adjusted from the peak, but homes are still selling, and buyers are active. With values generally holding steady or even still appreciating and buyers being more selective, pricing your home right and presenting it well are the key factors that make the difference in getting offers.
